Changes to how we operate Keeping you safe


We re-open on July 10th and will remain open as long as the situation and Government regulations allow. In order to operate as a Covid-secure environment during this continuing pandemic, and to keep our guests as safe as possible, we will be undertaking a number of changes to our normal routines and reviewing these on a regular basis. We will practise consistently high levels of personal hygiene, washing our hands regularly and wearing face masks. Can we please ask for you to also wear a face mask whilst in the public areas of the building to protect yourselves and keep others safe, thank you.


We are going to operate on a ‘safety first’ basis, and many of our control measures are far in excess of governmental guidelines. Coronavirus is still circulating throughout the UK and so safety must be of paramount importance. Please read and follow all the information and guidance below.


Due to the new cleaning regime we are unable to offer a check-in prior to 4pm. Please park in our off-road parking area at the front of the house.
We are minimising indoor interaction so, upon arrival please collect your named envelope from the vestibule table. Inside, you will find a set of sanitised keys; one to open the vestibule door and the other for your room.


In your room you will find three labelled bags. On your day of departure, please strip your bed linen (duvet cover, sheet and pillowcases) and place in the relevant bag & tie securely. Please repeat for your towels and again for the mattress and pillow protectors.
Before you leave, please securely tie your rubbish bags and open all the windows. To ensure a contact free check out, please also leave your keys in the room on the dressing table.

Cleaning and Hygiene

We will be leaving rooms empty for at least 24 hours before your stay to maximise safety, and they will have been cleaned thoroughly.

We use an ultralow-volume disinfection “fogging” machine to disperse disinfectant throughout the room, which is environmentally friendly and hypoallergenic. This creates a fine mist of small disinfectant droplets (hence the name) which sanitises the whole room.

The room then undergoes a thorough cleaning with attention paid to high contact points such as door handles, light switches, remote controls, taps, bathroom amenities, telephone, kettle tea and coffee facilities.

All bathroom toiletries are for individual use and will be changed & disinfected between stays.
All laundry is washed at high temperature which guarantees elimination of any potential trace of Covid-19

All printed material, cushions and bed throws will be removed to reduce touch points.
All glassware and crockery will be changed between guests.

This is done to ensure as safe an environment as possible. Full PPE equipment will be worn.
Communal areas and frequently touched features, such as stairs handrail and door handles, will be disinfected regularly. We will be observing all necessary hygiene protocols and have completed and implemented a thorough risk assessment. Hand sanitiser will be available in the porch for use every time you enter the house and we also ask that you please wash your hands thoroughly with soap and hot water upon entering and leaving your room. Antibacterial hand-soap will be provided.


The dining room will unfortunately remain closed until further notice. Instead, we will provide a breakfast table in your room.

Breakfast will be left outside the door in a paper bag between 8 and 9am. You will need to order your breakfast choices by text (07972936545) detailing your room number; choices and preferred serving time by 7.00pm the night before. We will do our best to meet your requested time but this cannot be guaranteed. If we do not hear from you, we will assume you do not require breakfast. Please let us know of any allergies & if you require allergen-free alternatives in advance, we will always try to provide where possible.

Put all breakfast waste back into the paper bag provided and drop it in the bin in the lobby on your way out each day.

Orange, Apple juice or Grapefruit juice,
Choice of cereal… Fruit & Fibre; Special K; Cornflakes, Frosties; Bran Flakes, Crunchy Nut or Alpen.

Hot Food Choices

These are all served in disposable lidded trays with sealed wrapped cutlery and napkins. Please choose one of the following choices:

• Lakeland Breakfast…Our Dry Cured Bacon, Sausage and Free Range Eggs are all sourced locally. Eggs can be fried, scrambled or poached served with Tomatoes, Mushrooms, and Hash.

* Vegetarian Option with Speciality Sausage

• Scrambled or Poached Egg served on a buttered toasted English Muffin

• Scrambled Egg with Smoked Salmon.

If you would like HP tomato or brown sauce, please request as needed.


We will not be providing daily room refreshes.

Fresh milk for your hot drinks can be found in the fridge located within the wardrobe. If you run out of anything during your stay, please text us with room number and requirements before 7.00pm & we will provide them for you at breakfast time.

If your room bins become full you will find fresh bin bags in a drawer in your room. You can use the larger bin in the lobby for bags of general waste.

Tap water in your rooms is mains direct and safe to drink; we have some of the best drinking water in the country in Cumbrian taps!

Please wash your own cups, glasses and teaspoons for re-use in your room.

Please do not leave chargers plugged into the sockets.

Out and about

Please observe the protocols put in place by the town and local businesses while out and about. You will probably need to book all your restaurant and even pub tables in advance. Text us for recommendation or view the “Keswick” page of our website. Mountain rescue have asked that you exercise on the fells within your limits and avoiding taking risks.

If you feel unwell

If you experience any symptoms that could indicate Covid-19 while staying with us, please phone us immediately, and both stay in your room until we have spoken to you and agreed a plan of action to look after you and limit the spread of any virus.


Payment will be taken on arrival using the card you used to book your stay, and a receipt emailed to you. Sorry we will not be taking cash payments or cheques.

If this all sound a little impersonal, we apologise, but with your safety as our absolute top priority we must make these changes. Please enjoy your stay and help us to make it a safe one for everyone.
